1. Find a home that you are interesting in from our inventory.
2. Call Doug to access the property. Like many other wholesalers, all properties are sold in "as-is" condition. You will be able to view the interiors of the home before you purchase the property. This will help you determine how much work, if any, will need to be put into the property.
3. To purchase the property you must have cash.
You can purchase with your own cash/line of credit or hard money. If you have never worked with a hard
money lender, we can assist with this process.
4. We always make sure our properties have a clear
title, which means you will have title insurance to cover any liens that may surface on the property. All closing costs are paid for by the buyer. The title company will contact you and set up a time with you to sign all closing documents, including lender documents. After signing,
the lender will fund and the transaction will close. Now
the real fun and money making begins.
5. You can contact one of our preferred realtors to list your property if you would like to sell it. If you need to clean the property, you can contact our preferred vendors.
Buying a house from AUCTION
1. Find a home on our weekly auction list that your interested in.
2. Contact Steve for the address of the property your interesting in.
3. Once you take a look at the property, you will determine how much you are willing to pay for the property.
4. You will then contact Steve with proof of your funds and your maximum bid.
5. Steve will do a title search to make sure the property has clear title, which means you will have title insurance to cover any liens that may surface on the property.
6. Steve will then bid on the property of your chose no higher then your maximum bid.
7. If you end up winning the house, you will then have 24 hours to purchase the property.
